position:general manager
role purpose:
in accordance with the strategy and direction set out by the corporation, to supervise, manage and lead the overall
operation of ginza mall in beijing and support the pre-operation stage work of investment properties in jing jin ji region of mainland china, with an aim to enhance p&l and asset value of the corporation’s investment portfolio.
key accountabilities:
1.nurture and cultivate the corporation’s vision, mission and value to local departments in ginza mall and be accountable to monitor and sustain the culture of the corporation in daily operation.
2.responsible for aligning long-term asset management strategy (includes but not limited to leasing and property management aspects) set out by the corporation for ginza mall and implement the annual business plan to ensure an optimal return to the corporation is achieved.
3.lead and guide each department in ginza mall to set up governance system like procedure of approval, risk management, operation manual, service pledge etc. with appropriate implementation mechanism and monitoring.
4.in accordance with leasing and marketing strategy from the corporation, supervise and manage all leasing and
marketing activities of shopping centers to ensure that they are conducted in an effective and efficient manner.
from time to time provide business analysis and suggestions for improvement.
5.establish and supervise effective property management system, and from time to time update the system to
ensure an optimal service is provided in the shopping mall.
6.oversee day-to-day operation of both leasing and property management team in ginza mall and support the pre-
operation stage work of investment properties in jing jin ji region of mainland china.
7.responsible for the annual financial target and business objectives of ginza mall. supervise and monitor the
work arrangements, human resources planning, accounting etc developed by each team in ginza mall.
8.coordinate both internal departments and external bodies, including but not limited to government, landlord,
anchor tenants, etc. to achieve business objectives .
9.assist cipmmc to set up performance indicator based on the corporation’s requirement, and to assess the
performance and business outcome regularly.
10.be innovative and recommend leasing, marketing and property management initiatives to strengthen the
competitiveness of the investment properties in mainland china.
11.regulate, monitor and control the functions and service standard of each outsourced service provider.
12.assist business development team of ip&pm on new project assessment, pre-operation and so on.
13.complete other tasks assigned by cipmmc in timely manner.
14.stationed in beijing and occasional work aboard to other cities in prc, if necessary.
jobholder specification.
1.degree holder or above, fluent in english and mandarin.
2.minimum 10 years of relevant working experience in commercial projects with proven record in asset management.
3.knowledge about related government policy, regulation and standard of shopping centres in northern mainland
china.
4.self-driven with excellent interpersonal communications skills, coordination skill, ability to execute plans and
adaptability to new challenge.
5.demonstrate strong analytical ability and good problem solving skill
6.demonstrate sense of responsibility and leadership in pooling the team to work together.
7.friendly, with integrity and a team player.
8.proficient in using computers, word processing and office software.
